If you want to make a small fortune, invest a large fortune in this.

A mt bike park could bring in a few hundred thousand a year if all goes well. The debt service on a $13.5MM loan plus operating costs would be juuuuuuuuusssssst a bit outside of that.

However, if you are a lottery winner, CA real estate speculator who has hit it big or s crypto millionaire that may not be important to you.

I used to live on the Daley Ranch not far from there...that area is near and dear to my heart - buy it and keep it open!

I would only buy this if I could find some more investors who were serious about it. Right now, just reaching out for fun to see if anything happens. Probably just 5% serious. But, this is the biggest piece of land you will see that is close to SD from what I hear.

Probably the biggest issue with this large piece of land is regulations. If you aren't using it for farmland use, and use it for some other use there is a ton of environmental and building regulations, probably.

I love San Diego, and I wish it had a dedicated mountain biking park.

While I really don't favor even more houses and development, one could build a pretty sizeable bike park on the land and develop just enough of it to have the bike park free and clear of a hefty mortgage payment.

We have one up here in Santa Clarita. The city provided money and Trek is also sponsoring the park. There is a pump track and a couple short trails. There are also some features like ramps and a whale tail that Trek put in. There is also a local that is making a lot of the wooden features. Its slow going...but its getting there.
